Hotel Information : When we first began to plan Abbots House, we thought of all the key things we would like to see provided for us if we were staying away from home. The result is that all of our spacious rooms are tastefully decorated and offer large, firm but comfortable beds with fresh white Irish linen sheets, Colour TV's, tea and coffee facilities, comfortable chairs and of course private en-suite bathrooms with powerful showers and towels laundered daily! You'll be hard pushed to find alternative cheap Edinburgh accommodation of this standard.
The Abbots House is renowned for its high level of personal service, attention to detail, clean comfortable rooms and relaxed informal atmosphere. This unique environment continues to entice our guests to return time and time again to their Edinburgh "home from home."
With on-street and private parking, extensive varied breakfasts (including vegetarian) and only ten minutes from Edinburgh City Centre, we are convinced, like all our guests before you, that you will be glad you chose to stay with us at the Abbots House bed and breakfast.
Room Information : Our rooms are quaint, comfortably decorated and clean and most importantly quiet. As we are set in the Links Area of Leith, we overlook the bowling green, but sport a lovely quiet atmosphere. You have a choice in our rooms of either double en suite, or standard, single en suite or standard, family rooms, triple rooms and twin rooms en suite or standard, each one individually decorated and comfortable.
We also have large family rooms that connect for those parents wishing a little peace and quiet. We also keep a stock of various sundry items such as shaving equipment, toothpaste, deodorants and shoe polish.
The bright, attractive bedrooms each have the following:

Food & Beverages : As we are a bed and breakfast only, you can expect a choice of continental breakfasts to full wholesome english breakfasts or vegitarian, the choice is entirely up to you.
We are also lucky in that there are a lot of restaurants, pubs, coffee shops and take aways in our area, all walking distance from the hotel, to ensure that you never go hungry and have an internation choice in cuisine.
Region Information : The Links area in Leith is a quiet area, allowing for comfortable strolls along the bowling greens and through the park or even up to the main road.
Leith is another part of Edinburgh's rich history waiting to be explored by guests and tourists alike, and only a stone's throw away from the Royal Yacht Britanica.
The best way to explain our area is for you to come and spend some time with us, and see if for yourself.

From city centre, Bus and Waverly train station - bus number 12 or 25.
From the airport you can take a taxi or the airport bus into the city centre, then a bus or taxi to Leith Links.

Cancelation Policy : Cancellation Policy: If cancelled up to 1 day before the date of arrival, no fee will be charged.
If cancelled later or in case of no-show, the first night will be charged.
Children and Extra Bed Policy: All children are welcome.
All children under 3 years stay free of charge when using existing bedding.
All children under 2 years stay free of charge for cots.
All children from 3 to 12 years are charged GBP 17.50 per night and person for extra beds.
All older children or adults are charged GBP 35.00 per night and person for extra beds.
Maximum capacity of extra beds/babycots in a room is 2.
Deposit Policy: 100 percent of the first night will be charged on the day of booking and is refundable.
VAT and city/tourist taxes: VAT is included.
Service charge is included.
City/tourist tax is not applicable.
Internet: Internet via modem is available in the business centre and is free of charge.
Meal Plan: Full English breakfast is included in the room rate.
Parking: Free private parking is possible on site.
